Concrete Foundation Repair in Los Angeles

Foundation repair is something that scares a lot of people because they just don’t know much about it. Repairing a foundation is not an absolute – that is to say the home owner always has options. First thing is whether the foundation actually needs to be repaired.

Here are a few signs that you can look for in your own home that could mean your foundation may need to be repaired:

  • Are the floors sloping?
  • Are there cracks around door frames or window frames?
  • Are there cracks in the exterior walls or foundation walls?
  • Are there doors or windows that don’t open or close properly?
  • Is there separation of walls from adjoining walls, floors or ceilings?

If you feel adventurous enough you can crawl under your home if you have a crawl space. You will want to see if the foundation is cracked. If so how large are the cracks and does it appear that one side of the crack is lifting or sinking away from the other side. The size of the crack and whether one side is pulling away from the other will indicate whether that section needs to be replaced or if it can simply be held together with the addition of steel straps bolted to the foundation.

The next item to address is why the concrete foundation cracked to begin with. This may be due to the expansion or contraction of expansive soil (soil with high clay content). It may also be due an over saturation of the soil as a result of poor drainage or simply that the soil beneath the foundation is substandard. Every home is different and has to be addressed individually.
